With little development in the past due to regulations in building on the Greek islands. The government set targets to increase visitor numbers by 50% by 2013 so regulations have been relaxed and development is underway to improve infrastructure, facilities and transport networks which will all benefit the locals and visitors to the islands. Full planning permission has been granted for the Halcyon Hills resort.

Samos is one of the most hospitable and picturesque places in Greece and continues to be a very popular holiday destination, whilst still maintaining its traditional charm and scenic beauty. The Greek government are poised to increase tourism within the Greek Isles by 50% by 2013. Direct flights from the UK and the recent announcement of a new ferry route from Bodrum in Turkey are significant boosts to the tourism market on the island.
Where is the Halcyon Hills development?
The resort of Halcyon Hills is located just 15km from the main airport and is within a ten minute drive to the capital of Samos. The site languishes on the south eastern coast of the island, between the villages of Posidonio and Psilli Ammos. The Halcyon Hills resort is surrounded by beautiful natural scenery and provides stunning views of Turkey looking out over the Eptastadio channel.
Does the buyer need to take legal advice on my purchase?
We always recommend that all purchasers take reputable, legal advice when buying a property overseas. It is advisable that an English speaking solicitor who specialises in the country of the purchase is used.
What is the payment schedule?
Refundable Reservation fee £1000 Deposit: Due within 30 days of contract issue date - 30% Deposit: Due within 60 days of contract issue date - 20% Deposit: on completion of foundations on 12 months after contract, whichever is later - Remaining 50%: Completion of the resort
Is the reservation fee refundable at any point?
For added peace of mind your reservation fee is fully refundable within 14 days of your reservation date. The reservation fee is also refundable on full completion of the property.
What taxes does the buyer pay on the purchase of the property?
The estimated taxes for the property purchase will be 4% and 0.24% for the registration in the land registry office plus nominal notary fees.
How is the rental guarantee paid to the buyer?
On the completion visit of the property we will assist with setting up a bank account. The rental guarantee will be paid directly into that account quarterly in arrears making the process as hassle free as possible.
Can the buyer live in the property all year round?
If the purchaser decides not to take the rental guarantee they can spend as much or as little time in the property as they choose.
Are the purchasers required to pay to use their property?
All the purchaser will be required to pay once they have purchased the property are maintenance fees, which are payable quarterly. With this exception, the property is completely free for them to use as and when they choose. Should they wish to take advantage of the rental guarantee, they will receive fourteen days free usage per annum (7 days in the high season and 7 days in the low season) If they choose to opt out of the rental guarantee and remove the property from the rental pool, after the maintenance fees are paid the property is free for their use for 365 days of the year.

Will Halcyon Hills be eco-friendly?
Yes, all of the construction materials for the resort will be produced or sourced locally. The use of electricity on the resort will be significantly boosted by the careful placement of solar panels and the water on the resort will be recycled to keep the grounds lush and green throughout the year. The resort will process its own fresh water requirements reducing the environmental impact on the island. Furthermore the resort facilities will be heated via a geo thermal system.

Are direct flights available to Samos Island?
In the summer season, from May through to October, direct flights are available from both Manchester and Gatwick. Throughout the winter months flights can be taken from any major airport to Athens and then a connecting flight to Samos Island.
Can foreign investors purchase in Halcyon Hills?
Yes, any foreign national can purchase in Halcyon Hills, however citizens outside of the European Union may need to get a Visa for the duration of the stay.
Can purchasers retire to their property?
Yes, should the purchaser wish to opt out of the rental return offered by the developer, they can spend as little or as much time in their property as they wish.
